Can you buy a house before it goes on the market?
With us, yes. Our acquisitions team is buying houses every month across Northeast PA. When one is under contract to us, it appears here as coming soon with the city, size and anticipated price. Approved Deal Vault buyers get the address and photos first. If you want it, you reserve it, and we close the resale to you after we close our purchase.
Why presale costs less
A reserved house never sits, never gets a second round of marketing, and never waits for a buyer. That shorter cycle is worth money to us, and the anticipated price reflects it.
How the reservation works
Before you commit, we put the reservation deposit, the expected closing window and how you can cancel in writing. Acquisition, availability and closing are not guaranteed until we own the house; if our purchase falls through, your deposit comes back. The address on a private listing is shared with approved buyers only until we take title.
Questions
Is a presale the same as a new-construction presale?
No. These are existing houses we are in the middle of buying, not homes to be built. You are reserving an existing property at the anticipated price.
What if you never close on the house?
Then there is nothing to sell you and your deposit comes back. Acquisition, availability and closing are not guaranteed until we take title.
How do I get approved for the address and photos?
Request Deal Vault access with your buying criteria. Approved buyers get the details by text, usually the same day.
