What as is means when buying a house from KeysOver
As is means the house is sold in the condition it is in today, and the price reflects that. We do not repair, credit or renegotiate for condition after the inspection. What we do is tell you what we know: the issues we found, what we think it costs to fix, and what similar houses have sold for finished. You verify all of it with your own inspector and contractor.
Who buys as-is houses
Most of our as-is buyers are investors and landlords in Northeast PA, out-of-state investors buying for cash flow, contractors, and owner-occupants who want a lower price and are comfortable with a project. Many close with cash or hard money. Some use a renovation loan such as FHA 203k.
Can you get a mortgage on a house sold as is?
Sometimes. A conventional or FHA lender needs the house to meet minimum property standards; a house with a bad roof or no working furnace usually will not pass without a renovation loan. Every KeysOver as-is listing tells you what financing we expect to work.
Handyman specials and investor specials
A handyman special is a house that needs cosmetic and light repair work, priced for it. An investor special needs more: systems, structure or a full renovation, and is priced for a cash buyer. We label which is which.
Questions
Will you fix anything before closing?
No. As-is means as-is. The price already reflects the condition, and we would rather tell you everything up front than negotiate repairs later.
Can I walk it with my contractor?
Yes. Request a showing and bring whoever you want. We share what we know about the house on the walk.
Do you accept cash only?
Not always. Some as-is houses work with a renovation loan. The listing says what we expect, and we will tell you what we have seen close on similar houses.
