Terms, privacy and disclosures

Who we are

KeysOver is a fictitious name (a trade name) of House Buying Solutions Co., a Pennsylvania limited liability company, with its office at 401 Church Street, Archbald, PA 18403, and part of Osmenic. On this site, "KeysOver," "we," "us" and "our company" mean House Buying Solutions Co., the seller of every home sold through this site and the party to every agreement you sign with KeysOver. If a home is ever owned by a different company, its listing and contract name that company.

How we sell

• We sell as the principal, for our own account. We own each home, or have it under contract and take title as the owner of record before we resell it in a separate closing.
• We pay for our purchase with our own or our lender's funds, never with a buyer's money.
• We never sell, assign or transfer a purchase contract or any interest in one, and we never charge assignment fees.
• We are not a real estate broker and do not act as your agent or as the agent of anyone we buy from. Team members who hold a real estate license act only for our company in these sales. Some homes are listed with a licensed agent, named on the listing. You are welcome to use your own agent, inspector and attorney.

Listings and information

• A listing is not an offer. A home is sold only by a written agreement of sale signed by both sides. Prices, availability and terms can change, and a home can sell or come off the market at any time.
• A home we are still buying can be sold only after our purchase closes. If our purchase does not close, we cannot sell it.
• Homes are sold as-is unless the agreement says otherwise. We give the disclosures Pennsylvania and federal law require, such as the seller's property disclosure statement and, for homes built before 1978, the lead-based paint disclosure.
• Descriptions, photos, estimates, rents and values are for information only and are not guarantees. Verify everything with your own inspectors, appraisers, attorney and the municipality before you buy.

Buyer partners and the Deal Vault

• Anyone can browse public listings and create an account. Details on homes we are still buying (the address, photos, numbers and terms) are shared only with approved buyer partners, who keep them confidential under our Buyer Partner Agreement.
• We approve, decline and end buyer partner access in our discretion, using the same requirements for everyone and never on a basis the fair housing laws prohibit.

Calls, texts and email

• When you give us your number or email on this site or in an agreement, you agree that House Buying Solutions Co. (KeysOver) may contact you about homes, your requests and your account by call, text and email, including automated or AI-assisted calls and texts, which may be recorded.
• Consent is not a condition of buying anything. Message frequency varies. Message and data rates may apply.
• Reply STOP to any text to stop texts, or HELP for help, or call 570-309-6459. For email, use the unsubscribe link or reply to the email.
• We do not sell or share your mobile number or text opt-in with anyone for their own marketing.

Privacy

• What we collect: what you give us (name, email, phone, buying preferences, offers, messages and documents such as proof of funds), your account sign-in details, and basic technical information (pages visited, device, browser and IP address).
• Cookies: we use cookies to keep you signed in. We may also use Google tools, such as Tag Manager, Analytics and Ads, to measure visits and ads. You can block cookies in your browser and adjust ad settings in your Google account.
• How we use it: to answer you, run your account and buyer partner access, show and sell homes, review proof of funds, prepare agreements and closings, prevent fraud, keep the records the law requires and improve the site.
• Who we share it with: service providers that work for us (our CRM, email, text and web hosting providers), closing agents and title companies, lenders or agents you ask us to work with, and anyone the law requires. Each uses it only for that work. We do not sell your personal information.
• Security: we use reasonable safeguards. Never send us full account numbers, passwords or your Social Security number; black them out on proof of funds.
• How long: as long as needed for these purposes and for the records the law requires.
• Your choices: ask to see, correct or delete your information, or to close your account, by calling or texting 570-309-6459 or emailing deals@osmenic.com. We may keep what the law requires.
• Children: this site is not for children under 13, and we do not knowingly collect their information.
• Changes: we post any change here with a new effective date.

Fair housing

We follow the federal Fair Housing Act, the Pennsylvania Human Relations Act and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, ancestry, disability, familial status, age or any other protected characteristic. Equal Housing Opportunity.

Using this site

• Use the site lawfully. Do not copy listings, photos or private details, scrape the site, or share your buyer partner access or sign-in links.
• The site is provided as is. To the extent the law allows, we are not liable for errors, interruptions or decisions made from the site.
• Pennsylvania law governs, and any dispute goes to the state or federal courts for Lackawanna County, Pennsylvania, unless a signed agreement says otherwise.
