How the Deal Vault works

Our acquisitions team (House Buying Solutions) buys houses across Northeast Pennsylvania every month, many of them off market. Some we renovate and sell as Keys Included homes. The rest go to the Deal Vault: as-is houses priced for investors, offered first to the buyers list.

You tell us your markets, price range and whether you close with cash, hard money or financing. When a house fits, you get a text with the address, photos, our repair notes and the number. First qualified buyer to commit gets it.

Is wholesaling legal in Pennsylvania?

Yes, and since PA Act 52 (2024) it is licensed activity with required disclosures. Our Pennsylvania team is licensed. On every Deal Vault listing we tell you whether we hold title or have the property under contract, and the resale closes only after we take title (a double close), never as a bare assignment you have to chase.

Double closing versus assignment, for the end buyer

In a double closing we buy the house, then sell it to you in a separate closing, often the same day. You buy from the titled owner with a clean chain of title. In an assignment you would step into a wholesaler's contract with the original seller. We double close.

Who the Deal Vault is for

Landlords building a Northeast PA portfolio, out-of-state investors buying for cash flow, flippers who want a steady source of houses, and contractors who buy their own projects. Out-of-state investors made up almost 15% of Scranton and Wilkes-Barre purchases in early 2026; many of them buy from us.

Investor questions

How fast do I have to close?

Cash and hard-money buyers typically close in 7 to 21 days after we take title. Financed buyers are welcome on houses that can pass an appraisal and inspection; tell us your lender up front.

Do you charge an assignment fee?

No. You buy the house from us at the stated price. There is no separate wholesale fee on top.

Can I see the numbers before I commit?

Yes. Approved buyers get the price, our repair notes and the comps we used. Verify them with your own team; we expect you to.

Do you sell in Florida?
